The applicant is requesting a use variance from the provisions of Section 1905 (1).a of the Zoning Ordinance to allow outdoor storage of new cars on the parking lot east of the building as well as staging of manufactured product prior to shipment. The property is located north of Nine Mile and east of Heslip in the I-1 Zoning District. CITY OF NOVI, CODE OF ORDINANCES, Section 1905 (1) a. states that all uses within the I-1 Zoning District shall be conducted wholly within a completely enclosed building. Motion carried: 7-0 The applicant is requesting variances from Section 28-6 of the Novi Sign Ordinance to allow (1) 24 sq. ft. and (1) 48 sq, ft. real estate signs where a single 16 sq. ft. sign is allowed for marketing of an industrial property. The property is located west of Novi Road, south of Interstate-96, and north of Grand River Ave. in the I-1 Zoning District. CITY OF NOVI, CODE OF ORDINANCE, Section 28-6 (4) states: "Sale, rental or lease sign which identifies the sale, rental, or lease of the non-residential property…be…not less than one-half the distance between the principal building and adjacent street and not higher than ten (10) feet nor more than 16 square feet in area. This section also permits only a single sign for each parcel of property. In Case No. 12-044, motion to approve request for one 48 square foot sign for one year or until the property is sold. Motion carried: 7-0 In Case No. 12-044, motion to deny request for an additional 24 square foot sign. Motion carried: 7-0

Location for sign is to be on freeway side of the property. Motion carried: 7-0 IN CASE NO. 12-045, motion to deny request for two 24 square foot signs. Motion carried: 7-0 The applicant is requesting variances from Section 28-5(3) and 28-5 (2)b.1(a)(i)a of the Novi Sign Ordinance to allow (2) wall signs of 165.4 sq. ft. and 402.8 sq. ft. for a new business within the Twelve Mile Crossing development. A single wall sign of 65 square feet is allowed by right. The property is located west of Novi Road and north of Interstate-96 in the RC Zoning District. CITY OF NOVI, CODE OF ORDINANCE, Section 28-5(3) limits the tenant suite to a single sign while 28-5 (2)b.1(a)(i)a allows 1-1/4 square foot of signage for each lineal foot of frontage up to a maximum of 65 sq. ft. IN CASE NO. 12-040 motion to approve two wall signs 164.5 square feet each, limited to this tenant. Motion carried: 7-0 OTHER MATTERS ADJOURNMENT at 7:51 PM Zoning Ordinance, Section 3107. - Miscellaneous. No order of the Board permitting the erection of a building shall be valid for a period longer than one (1) year, unless a building permit for such erection or alteration is obtained within such period and such erection or alteration is started and proceeds to completion in accordance with the terms of such permit. No order of the Board permitting a use of a building or premises shall be valid for a period longer than one-hundred and eighty (180) days unless such use is established within such a period; provided, however, where such use permitted is dependent upon the erection or alteration of a building such order shall continue in force and effect if a building permit for such erection or alteration is obtained within one (1) year and such erection or alteration is started and proceeds to completion in accordance with the terms of such permit. Such time limits shall be extended for those applicants requiring site plan review to a period of thirty (30) days after the date of final site plan approval has been given by the City. (Ord.
